Bayview Crossing
Opening in fall 2022, Bayview Crossing offers 30 mixed-income, one- and two-bedroom apartments for older adults ages 55 and up in scenic South Hero, Vermont. It is named for the view it affords of Keeler Bay and a railroad that used to cross nearby. It is situated next to the health center, Worthen library, Wally’s Place Bagel & Deli, a soon-to-open dental office, and offices for the nonprofit Champlain Islanders Developing Essential Resources (CIDER).
Amenities include a lounge, spacious community room with kitchen, garden planters, gym, on-site laundry facilities, on-site parking (some covered) , an EV charger, air conditioning, secure building access, elevator, and a walkable location close to nearby goods and services. Residents have access to SASH® (Support and Services at Home). SASH features an on-site care coordinator and a part-time wellness nurse who plan and implement educational programs, wellness and exercise programs, and social activities. The is designed to meet Efficiency Vermont’s High-Performance Multifamily Building standard. Rent includes heat, air conditioning, hot water, laundry, electricity, water and sewer, and trash and recycling.
ELIGIBILITY
Residents must be 55 or older for a market-rate or tax-credit apartment; for a subsidized apartment (all one bedroom), which cap rent at 30% of income, residents must be 62 or older, or 55-61 and disabled. Tax-credit apartments (all one bedroom) are available to those with a maximum gross annual income of $41,650 or $49,980 for one person. One-bedroom, market-rate apartments are available to those with a maximum income of $67,040 or $83,800 for one person. For a two-bedroom, market-rate apartment, the maximum income is $83,800 for one person. Households with a maximum annual income of $41,650 for one person or $47,600 for two are eligible for subsidized apartments, which cap rent at 30% of income. These limits are as of May 2024. Section 8 portable vouchers, which also cap rent at 30% of income, may be used for tax-credit apartments.
